Landmark Design, in conjunction with Wikstrom Economic and Planning Consultants, developed a Strategic Plan for Transit Oriented Development (TOD) for the 10000 South Light Rail Station area in Sandy, Utah. Alternative concepts were developed during the planning process, each based on specific urban design, economic, community and site development goals.

The preferred plan creates a strong connection with Sandy City Hall and City Center to the west, utilizing a pedestrian-friendly street environment and a good mix of commercial, civic, housing, open space, parking and transit uses. A mixed-use development profile accommodates a wide range of businesses and residences, enhancing the economic draw of the area, and promoting "24/7" activity and use. Parking garages are placed behind "skins" of residential and mixed uses, helping to create a people-friendly neighborhood and a reinforcing the unique sense of place. The planning process encompassed an extensive public input process, including review by a 25-person steering committee, public input and visioning sessions, a public design charette, and critique by panel of recognized TOD experts. The plan is now being finalized by UTA for adoption by Sandy City.
